John D. Santasiero
Principal, CEO and Founder
When John founded Riverway Properties in 1990, he realized that if there was growth in any given market – especially Houston, Texas – there would be a need for a real estate company that focused on the land component of the industry. He attributes Riverway’s success to its ability to out-research the competition, in conjunction with understanding the development attributes and best use of each property.
John specializes in urban and suburban redevelopment and suburban land sales for all buyer and seller types overseeing all aspects of the transaction process from valuation, pricing strategies, marketing and client contact, due diligence, and negotiations of the purchase and sale agreement through deal funding. John is also involved in client development. Over the past 30 years, he was involved in more than $1 billion in land transactions.
Prior to establishing Riverway Properties, John worked in Houston as an independent contractor for a commercial real estate firm. He began his career in real estate brokerage in 1986 in Scottsdale, Arizona. A native of Buffalo, New York, he earned his BA in Liberal Arts, Magna Cum Laude, from Arizona State University, and is a registered real estate broker in the State of Texas.
Michael D. Carroll, II, JD
Principle and President
Michael joined Riverway Properties in 2003. Michael specializes in suburban, urban or infill land sales/development and institutional grade land investments; all of which elevate and expand service delivery to clients.
Since being named president in 2007, he guided Riverway in the sales of over 250 million in land transactions and over 200 listings. Michael represents sellers and buyers of all land types including: single family residential developer/builders, multifamily, mixed-use, residential lots, large acreage tracts, infill properties, industrial/investment properties, bank owned assets and institutional grade land investments and/or development/redevelopment tracts.
Michael’s highly focused approach to the land business has delivered consistent optimal results for his clients, some of which include: Stonelake Capital Partners, Wood Partners, IBC Bank, McCord Development, and CastleRock Communities, to name a few.
Among his many notable transactions, Michael represented a buyer in the purchase of 1375 acres south of I-10 along the Katy prairie now known as the Jordan Ranch (a Johnson Development); a complex large land transaction netting over $20 million to the Seller. Michael also assembled a block of land along coveted Montrose Blvd. for a group of sophisticated real estate investors for future development. Additionally, Michael represented over twenty-two (22) banks in the sale of small and large acre infill and suburban land transactions; ranging from small residential lots to 1000+ acres collectively, from 2009 -2017.
A native of Houstonian, Michael earned a B.S. in Psychology from Texas Christian University and his J.D. from South Texas College of Law, where he received a federal judicial clerkship from the Honorable Judge Joseph Fisher of the United States District Court of the Eastern District and is a licensed attorney in the State of Texas.
